At the same time, urban ethnic consumers increasingly seek higher-quality shopping environments, yet these venues remain rare in urban areas.
Thor Equities aims to provide an attractive, well-maintained product similar to that typically found in the suburbs. There are a number of other distinctly urban concepts that have a potential to succeed on a national level. National and regional retailers have discovered that their urban stores have the highest sales per square foot and are among the most profitable. The U.S. Census tells us that the population of ethnic groups continues to grow exponentially and is now one-third of the population. Furthermore, these potential consumers are now settling not only in the inner-cities, but the older "inner-ring" suburbs, which are becoming more urban. With our unique perspective as both former retailers and now developers, Thor Equities is perfectly positioned to acquire and manage urban retail venues that meet both the needs of the consumer and the demands of the tenant.
Thor Equities interdisciplinary approach merges teams of asset management, leasing, development and transactional professionals that work together to create real estate solutions. We seek to acquire underperforming retail and retail/mixed-use in urban ethnic areas in order to reposition them through renovation, expansion and re-tenanting. One of Thor Equities’ strengths is the ability to move quickly by recognizing value and closing deals, a result of our comprehensive knowledge of these markets and our ready access to capital. We consider both "value-added" opportunities and stabilized assets in a variety of formats and settings, ranging from suburban-style strip centers and enclosed malls to downtown mixed-use properties. Our primary requirements are high residential densities in the surrounding area and high sales figures among existing tenants.
