Investment Strategies

The key to Thor Equities' investment strategy is identifying well-located, fundamentally sound properties in urban markets that are underperforming , creating an action plan to resolve site-specific issues and successfully implementing that plan. Well-networked and highly mobile, Thor Equities is able to close quickly and complete redevelopment, significantly enhancing returns. Thor Equities manages both institutional and non-institutional capital, which is immediately available for investment.

This investment strategy can achieve high returns in all types of assets. In stabilized assets, returns are enhanced due to the income appreciation generated by the density in urban markets; in redevelopment assets, the strategy is especially successful when well-located properties are purchased at attractive discounts to replacement costs, positioning them for strong returns as the properties are re-developed.

Investments are acquired through direct purchase, acquisition of a property owning entity, acquiring mortgages to obtain properties through foreclosure or bankruptcy and entering joint ventures. Thor Equities believes in a flexible and creative approach to the form of investments, provided the quality and pricing of the underlying assets meet its parameters. Although our primary emphasis is purchasing urban properties, the Company engages in acquiring suburban properties when the risk profile can be suitably managed – for example properties in high-growth areas with demonstrated pent-up demand or areas with properties where value appreciation is projected over a period of time.
