The Phelan Building

To meet the increasing need for large workspace required by technology companies, Thor Equities acted quickly to transform one of San Francisco’s most cherished landmarks from small boutique offices into full-floor technology hubs.

The Challenge

In 2008, Thor Equities purchased The Phelan Building, an 11-story mixed-use retail and office property located at 760 Market Street in San Francisco’s Union Square. Offering approximately 52,000 square feet of retail space on the ground level and 231,000 square feet of office space, Thor faced the challenge of creating an enticing environment for retailers and office tenants alike. The entire building was comprised of small individual offices primarily occupied by
jewelers. With the explosion of Silicon Valley, many technology firms were looking for large open work spaces in San Francisco, and the Phelan Building represented
great potential for these companies.

The Solution

In order to meet these expectations, Thor Equities worked to open up the floors of this magnificent 1907 building. By eliminating small offices and showing the vast size of each floor, 760 Market Street immediately began to gain the attention of retailers, designers and technology firms. In addition, we created pre-built floors so potential tenants could visualize a set-up ideal for technology firms. Thor also preserved the history of the property including restoring the original brick, mosaic tiles and marble lobby, while installing modern amenities and infrastructure throughout.

The Outcome

As of today, the Phelan Building is fully leased. Office tenants including Credit Karma and Medium, an online publishing platform founded by Twitter co-founder Ev Williams. Retail tenants include Starbucks, Orogold Cosmetics, Walgreens, Verizon and Marshalls.
